Our Plan

The Kempf Block is a group of buildings located on Genesee Street in Utica, NY.  Prior to acquisition by Bowers, the buildings were in dilapidated and contaminated condition. Bowers Development acquired the buildings from the City of Utica and intends to restore them to productive use with an improved appearance and functionality. When completed, the first floor will house 7 retail storefronts, while 38 residential micro-units will be built on the second, third, and fourth floors. We look forward to completing this transformative project that will help nearby businesses, impress visitors, and confirm that the City of Utica is on the rise once again.

Location: 607 James Street, Syracuse, New York

Building Size: 36,000 SF

Project Scope: Building-wide Renovation

Outcome: In Progress

Our Plan

607 James Street is a 36,000 square foot building on a main commercial thoroughfare to the downtown business district of Syracuse, NY. The immediate neighborhood is economically challenged and has high levels of poverty. Once the existing building is renovated it will offer new workforce housing at below-market rates, thereby encouraging workers to move into this area.

This property is located on a bus route with a bus stop immediately in front of the main entrance, allowing residents to access the building without having to own an automobile. This redevelopment project will help revitalize the neighborhood by removing a source of blight and providing new, quality housing to residents of Syracuse.
