Our Plan

When our team first toured the Security Building, it was cold, wet, and flat out disgusting. When we exited onto Bleecker Street, we all agreed that it had great potential. Located in the heart of Downtown Utica, the Security Building was appealing because it was historically significant, had plenty of windows, and was directly across the street from a parking garage.

After acquisition, building-wide asbestos abatement and selective demolition was our #1 priority. Imagine emptying out an 18,500 SF building that was sopping wet and covered in pigeon feathers! After several months of intense work by our abatement contractor, the building was “hammer-ready”. A chance encounter by our construction manager and a regional tenant representative turned into a property tour for a prospective tenant. As our team walked through the cold and completely dark building, we were surprised to hear “we absolutely love it”.  A few weeks later, the Legal Aid Society agreed to lease the entire building for the next 10 years.

Planning, approvals, contracts, and construction commenced in early 2018, and we are proud to have delivered a successful project outcome. Rather than watch a historically significant building have a date with the wrecking ball, our team preserved it, while also bringing a fantastic organization into Downtown Utica.
